How the estimate works

The calculator uses the higher of your sale consideration and the guidance value you enter. It then estimates stamp duty, additional duty, local surcharge, registration fee and any other charges you enter. The standard conveyance rate defaults to 5%. The reduced rate option is only for a qualifying first sale of a flat or apartment; confirm the eligible band and applicable valuation with the registration office.

Defaults use 10% additional duty on stamp duty, a 2% urban or 3% rural surcharge on stamp duty, and a 2% registration fee. The 2% registration fee reflects the Karnataka notification effective 31 August 2025. See the Karnataka Stamp Act, the Department fee schedule, and Kaveri for current requirements before a transaction.

Frequently asked questions

Which value is used for this estimate?

The higher of the sale consideration and the guidance value you enter. If you do not know the guidance value, leave it at zero and check the official Kaveri service for the applicable value.

Does the lower first-sale flat rate apply to a resale?

No. The reduced-rate option is specifically for qualifying first-sale flats or apartments. Resales, plots and other transactions can be assessed differently.

Is the result the final amount payable?

No. The result is an estimate for a common sale-deed scenario. Document type, eligibility, valuation, local charges and later notifications can change the amount assessed by the registration office.

What does the location option change?

It applies the selected surcharge percentage to the estimated stamp duty. Local classification matters, so confirm whether urban or rural rules apply to your property.
